the video above says it was constructed for 20 million so the original owner took a 11.5 million loss selling it and then they mentioned dan spent a few million on various upgrades and renovations

almost no chance it sells for 25 million - it could either be a publicity stunt where he puts it out there and if someone is stupid enough to buy it at that price he'll sell it but if he actually wants to sell it it'll probably go for roughly what he paid for it, maybe a little more depending on the scope of the upgrades

homes like that are so specifically designed that they never appreciate in value because you're going to find a hard time finding a buy who requires both a private jet hangar and a roller hockey rink etc etc - hence why he got it for less than half the cost of the original construction just a few years after it was built

a couch is an easier sell because then the real value is in the novelty factor of nic cage, a lambo, not so much

it's like selling a lambo that has pictures of nicolas cage embedded all over the dashboard, seats, and paint job - sure the cost of the nicolas cage modifications may have cost 5 figures, but now you're going to have a very difficult time finding someone who both wants a lambo and wants photos of nic cage all over it

Can't remember if I've posted about this already 'cause I know I bring it up quite often. When I had my house appraised, the estimate came in higher than expected given how few improvements were done on my house in the 11 years I had owned it to that point. Other than a coat of paint, I had the same place, right down to counter tiles, bathroom fixtures and kitchen appliances.

The appraiser replied that's a good thing, that quite often a home "improvement" works against the value of a home.

In the extreme cases, he said, an owner screws up the house by compromising its structural integrity (e.g. removing a load-bearing wall to expand a living space). Sometimes they mess with the logical flow of a home (e.g. making it such that a guest has to walk through a bedroom to get to the nearest bathroom). He also gave an example of someone who converted what was meant as a kid's bedroom into a man cave, complete with a wet bar. While that might be fun for that dude, the next owner might actually want that room for a kid.

Ultimately, the appraiser said the following, and I paraphrase: buyers are looking for their next home, not your last one.

And sure, the Redfin value of my house is about 2.5 percent that of Bilzerian's asking price for his pad, but the principle remains. Blitz customized that house so much to his own liking that it will be harder to find a buyer who will want everything it now offers.

That said... if I had F-you money, I'd take that house almost as is, although probably not for that price and certainly not without exposing every room to a few hours of a medical-grade UVC sanitizer light. I can only imagine some rooms being slightly worse than, say, Hef's old Grotto.

But the wine cellar? Keep. Poker room? Keep. Weight room, hell yeah. Kitchen, leave it alone. Movie theater, basketball court, golf room, count me in. The only change I'd make is to convert that garage with the ATVs into a batting cage. (And even that's dubious now that I'm in my 50s and couldn't hit worth a damn even in my 20s and 30s.)

We've seen several poker players put up their homes for sale, and the others always struck me as stuffy boomer lairs. This playground of a home is the kind of thing my friends and I rent every few years on VRBO, Homeaway, etc.

Yes, he is. It even came out that the home he claimed to own for years he was leasing, so wouldnt be surprised if that is the same thing here. His weed business was an utter disaster but they were able to rebrand and turn into a vape business (tobacco only) and be sold internationally so it was saved only by that. This of course was not his vision or choice, a professional M&A business had to come in on behalf of his investors and do the whole shakeup. Its probably one of the reasons in a long list of "reasons" why he hates Jews so much, he blames us for arresting his dad(even tho thats the only reason he has whatever money he once had) and everything that has gone wrong in his life the responsibility in his roid rage pea sized brain of his is to blame the Jews.

LVRJ published story about Dan today but who cares. He lives better than 99% of people who live in this country. When his only residence is a 2 bedroom $2000 a month apartment in Las Vegas and he drives a Honda Civic let me know.
