Maybe I missed a thread similar to this, but that's ok. I have been in my home for 10 years now, and there are some things I wasn't prepared for or aware of as a homeowner. I am not scared to admit them if it helps someone else, and please share any stories you have about things you didn't know when owning a home for the first time, whether they be small or large, costly or not.

I will start with not knowing about changing the furnace filter until the a/c stopped working and I had to spend $300 on a new blower motor. Also, I knew nothing of cleaning my gutters, until one became clogged, held water, froze, and had the weight pull it down. Replacing the gutters was another $1000. I'm sure I'll think of other things but those are the 2 that stand out the most at the moment.

ITT we talk about home ownership, and things that aren't always obvious but need to be done to save on maintenance and repairs.

Has anyone here used or have any experience with this new class of Lighting Receptacle?

Seems a little FPS for something you might change out every 10 years or so.


I think their whole thing is changing the edison screw type for something more modern with integrated capabilities with less possibility for accidents and fires.

I think their whole thing is getting you to install a fixture that only they make lights for, thus creating a captive audience.

Spending all weekend getting ready for new floors throughout. They start Monday. Hoping to have painters start the following Monday, but may end up getting another quote or 2. Have one quote for 13k, waiting on one more. I do feel like the company that's already given me a price will do a great job, so may just go with them. Gotta keep moving forward, lol. I can also cut that 13k down some by removing all the closets that don't really need painting and probably a few other things.

Had all new windows installed last month. Really like them. The house still had the original windows from 1967, plus storm windows stuck on at some point later. When they installed the storm windows they didn't bother removing the old windows, lol, just attached them right to the old ones. So nice to be able to easily open the windows now whenever I want.

New windows one of the best things I ever did. Keeps out heat, cold, and noise much better than the cheap original windows.

If you're able to itemize, might look to see if there's tax credits for the more efficient windows.

I turned a bay window from 6 to 3 as they charge by the window, not by the size, lol. Turns out I like it way better anyway as 3.

In 2 of the bedrooms the existing windows were only 3'x3' so I stripped those walls and reframed the windows to 4'x5' like the rest of the house. No idea why those 4 windows were smaller than the rest. Did all of that myself, except having the brick redone on the outside. No desire to learn that skill.

It's hard to tell just how bad the old ones are in the before pic, but new makes a huge difference, as does removing all the huge thick curtains in the house, lol. Bay window turned out good, I think:




Furniture will be gone. Carpet gone as of today. Pink paint gone next week. Wheeee!

I can't tell if I just prefer the three pane version for itself, or because the old panes were blocked by plants and needed a good clean. But nice improvement either way!

Grow shop's in your neck of the woods! Those taller plants are avocados that I apparently planted when I was like 5 years old or something.


Actually, I have only anecdotal evidence that people still grow. One of my friends who liked to get high kept his own plants before moving away.

With legalization, I don't know it's such a widespread thing. Not sure if prices have moved, or in which way, since legalization.


it's a lot of work to grow, maintain, harvest, & dry and your end product may not even be very high quality


There was definitely a grow room under the stairs in the house we bought in Boulder. There was also an indoor hot tub and mirrors all over the place. The childless couple that inhabited the house prior to us were some freaky people.

say what? i didn't recall much of a price change on pre and post legalization - felt like the legal shops just started charging roughly what people were paying on the street


Friend of a friend is a "farmer" in Humboldt Co and he's pretty much out of business because prices are so low. He wasn't legal though, so he's talking about black market prices since he can't sell to the shops.


Former cow'orker gave me a sample of his post-legalization home grown, home cured stash and it was some of the best weed I have ever had. Rivaled the platinum "top shelf" henry I bought the same week. LOL his "sample" was probably close to an oz. Wish I had some of that left. Dude knew what he was doing.
