Home ownership

Maybe I missed a thread similar to this, but that's ok. I have been in my home for 10 years now, and there are some things I wasn't prepared for or aware of as a homeowner. I am not scared to admit them if it helps someone else, and please share any stories you have about things you didn't know when owning a home for the first time, whether they be small or large, costly or not.

I will start with not knowing about changing the furnace filter until the a/c stopped working and I had to spend $300 on a new blower motor. Also, I knew nothing of cleaning my gutters, until one became clogged, held water, froze, and had the weight pull it down. Replacing the gutters was another $1000. I'm sure I'll think of other things but those are the 2 that stand out the most at the moment.

ITT we talk about home ownership, and things that aren't always obvious but need to be done to save on maintenance and repairs.

That isn't a bathroom. It is a bathhall.


Not at all. It's about ten steps to the linen closet in the hall to get a new towel. Clothes go in the baskets in the closet when used, then back in the closet after washing.

Not sure what you're hinting at, Red, but the only reason we're talking about building some storage in the tub area is to just not have a big empty space. I could see stowing some stuff that's currently in the hall, or laying about, but it won't get used much.

One thing that occurred to me. I'm assuming here that taking out the tub really means capping off the service and drain, but leaving those things in place. Not sure how to communicate to some future person (which could include me) that, "hey, there's hookups for a tub right under this spot on the floor."


Didn't see the follow-up til just now. Guy #2 discussed extending the shower that way. Problem is, that window faces southeast, and thus the morning sun comes right in there. PLus I want to keep the summer sun out.

So, while I wouldn't rule it out, I'm not inclined to do something which takes away the blinds and curtains.

Speaking of the glass blocks, that's one of the projects I look back on. Circa 2008, I had the cheap aluminum original windows replaced with a much more sturdy version.

I meant to ask the window guy at that time if it would be possible to take those out and put in a more "regular" window so I could open it on nice days. But I forgot. :(

Correct on second floor. Dining room below. Behind the toilet/closet is a front bedroom. Toilet backs up to that rear wall.

I rounded out the kitchen... with the same group.



Only to go out to the garage this morning and find the water heater leaking...
anyone have any ideas? it seems to have stopped leaking this afternoon and there is plenty of hot water and pressure in the system.

If I had to guess, I dont think more than a gallon leaked out onto the garage floor, maybe even less.

I dont think it was from the pressure relief valve because that valve exits to outside of the home... the water 'PAN' has water in it, but I can not find any visible leaks.

is my water heater on it's last legs? it's 15 years old, but externally it looks brand new. I have never flushed the system in the 15 years I have owned it.


It's dead. Time for a new one. Go tankless.

that is what I was thinking... I dont have treated water though. Is that an issue for a mechanism with no tank or do I need the whole system with water softening?


Normal tap water is fine.


Any chance the water is condensation? Doubt it, I imagine Mark's right.

Like the counters in the kitchen photos. More what I originally wanted, but couldn't find.
