Maybe I missed a thread similar to this, but that's ok. I have been in my home for 10 years now, and there are some things I wasn't prepared for or aware of as a homeowner. I am not scared to admit them if it helps someone else, and please share any stories you have about things you didn't know when owning a home for the first time, whether they be small or large, costly or not.
I will start with not knowing about changing the furnace filter until the a/c stopped working and I had to spend $300 on a new blower motor. Also, I knew nothing of cleaning my gutters, until one became clogged, held water, froze, and had the weight pull it down. Replacing the gutters was another $1000. I'm sure I'll think of other things but those are the 2 that stand out the most at the moment.
ITT we talk about home ownership, and things that aren't always obvious but need to be done to save on maintenance and repairs.
I'm thinking 40-50k. The tile work on my bathroom was over 10k and it's not a big bathroom.

Does anyone know anything about Italian Plaster painting or Lime Wash painting?
I need some of that in my life...
Had two-color Italian Plaster done in the entryway of my Tudor house in Wichita to replace the horrible cake-frosting plaster that was in there originally.
Loved it, and it was surprisingly affordable.
i'd need to see several past projects from the actual person painting before committing to something brushed on, unless they include unlimited touch up.
if you toss in room and board and are ok with a lengthy timeline i'll do it for 2.2x and will promise to watch a youtube how to video on each project before i do it

design your own graphic and they print it large format on to rolls, installed like wallpaper for somewhere under $25/sf commercial pricing
they send strikeoffs for color match and print quality review before production

I was looking for an old timey high resolution photograph/wall paper of New York City for one wall in my Toilet area... something like this. I need the right photo though so the perspective is like I am looking out of a skyscraper window while sit and contemplate.

my only experience with them is with vector based images, not sure how the resolution of a raster might be translated
Got the first proposal yesterday on the bathroom project. 3-5x what I thought.
There was some stuff in there that we talked about, but doesn't interest me, so that will bring down the cost a bit, but it's still more than I figured. Unsurprisingly, I'm out of touch with labor rates.

I had two, a master and second bathroom done in 2023, in your part of town, and I couldnt find anyone cheaper than about 45K for labor on that project. Got 4 quotes. Only got the cheap price in the long run because the first guy with the low quote got popped for a felony before we started the project and I convinced someone else to match. Project involved some more complex plumbing than others, and some minor mold remediation.
Yeah, I expect to have some "well, we found this," or "hey, here's a different idea" expenses once we get going.
No evidence of leaks or mold, but you never know until the onion is peeled back.
The cost I mentioned is labor. I'm going to pick up most of the materials, as HD is right across the street, and I have good CC deals on what I want.
It's just money. Rather spend it than die with it.
I just googled the company I'm looking at using for reviews. While on their website, looked at the "about" page. The one guy who introduced himself as "Brad" is shown on there. Full name: Bradley Cooper.
Having a movie star redo my bathroom could be fun
2400sqft home where garage + half the front is brick. Quoted 27k to re-side, soffits, vinyl over wood on other surfaces, new shutters and replace two 5.5' * 3.5' slider windows. Got 3 estimates and they were all within 1500 of each other and about 4-5k of that was asbestos siding removal.
Anybody else had siding done recently? All of these quotes came in lower than expected, I had mentally set a budget around 40k for all this. One of the estimates was the guy that did my roof + gutters about 5 years ago and we were happy with the work/cleanup but sadly he doesn't do windows.

I'm more of a Chrysler Building fan, but to each their own.

chrysler building is insane, i want to take mushrooms and just stare at the lobby, sadly it has a lot of security so will be difficult to pull off
Signed a proposal today. Ordered/got a couple things from HD while I was up. They were saying earlier ~ end-of-month start, haven't heard an official date of course.

Schedule not a big deal to me. There's another bath 20 feet away I will use while this one is out of commission.
I expect any delays to be because I order something that HD doesn't have in stock. Their order fulfillment is not exactly Amazon.
