Home ownership
Maybe I missed a thread similar to this, but that's ok. I have been in my home for 10 years now, and there are some thi
Nice TJ! I assume you did not make the big move. You might want to have a word with your neighbors about the garage door. Unless that's yours.... then in that case it is lovely!
Congratulations, TJ. Hope closing and the finish up goes well.
i have not read every word typed in the past couple dozen posts, but as dictated by current international building codes townhomes are required to have fire separation between adjacent living units
rather difficult to image a scenario otherwise unless a bootlegger was involved
Have any of you guys had any experience buying things from Canada yet since we all got Trumped? I've finally got everything in line to buy the smartfilm I talked about earlier, but now I'm wondering if my $1800 quote is going to actually be $2300 because it comes from Canada. Waiting on a response from the company but I kinda expect them to play dumb so as to not lose a sale.
Edit: I'm hoping they have a distributor in US that avoids all of this.
I just get the free geese.

Answer from them:
To answer your concern about tariffsβthis wonβt affect your order. We operate under the USMCA (formerly NAFTA) agreement and hold a valid certificate, which means there are no additional tariffs or border fees for you to worry about. The only additional cost beyond the quote will be the credit card processing fee, which will be clearly outlined when we send your payment link.
Here are some pics of the samples they sent me. I've decided to just do the front window that is rarely in direct sunlight. The afternoon sun on the kitchen window seems to really have a negative effect on the clearness. I'm going with the cheapest option as I really couldn't tell a whole lot of difference one from the other. Left is cheap, right is less cheap.
Way to go TJ
Curious how home owners insurance works on a town home. For example if you get a bad hail storm, who covers the cost of repairs?
You get walls-in insurance. Your insurance covers the inside of the house. Your corporation's insurance handles the outside.
And yes, the line between an HOA and a Condo gets blurry for townhomes.
Curious if anyone has had experience with converting central air to use new refrigerant.
I have a small system and have had a refrigerant leak for a while. Every year or two I'd get it serviced and it was always to add refrigerant. It's old enough that I assume it's still using R22. Last time the service tech told me they were on the last of the refrigerant and that it would need to be converted if it needed service again ... which it does.
I fully expect to get the hard sell for a new system if I call for service, but I'm not the least bit excited about paying for one when everything works great as long as it has refrigerant. Given that I don't have any idea what the cost (or feasibility) of conversion would be, I'd be interested in knowing if anyone had that experience.

Converting a residential air conditioning (AC) system from R-22 (Freon) to a newer refrigerant like R-410A is possible, but it's not a simple "drop-in" replacement. It requires a full system retrofit, including replacing key components like the compressor, evaporator, and condenser. This is because R-410A operates at a higher pressure and temperature than R-22, requiring components designed for those conditions
what a beautiful tree, i would have climbed the hell out of that as a kid.
Roofers are nuts.
There has been a crew on my neighbor's house since sometime before 7am Monday. They work past 5:30pm. I'm not sure what time they start or finish. Right now it is 98* with a heat index somewhere above 110. And it isn't a dry heat.
The neighbors were gone Monday, but I think they came home sometime late yesterday but maybe not. The noise bothers me and I'm 500' away and inside.

even worse are the hot mop crews installing acres of asphaltic three-ply layers upon elementary school roofs during summer when the kids are away
unsurprising almost every laborer appears to take frequent smoke breaks while flashing jail tattoos

Mark, great update on the window film. Thanks. Looking straight through the glass looks very reasonable. I noticed the off axis fog. How bad is that?
On the refrigerant question, my brother just had a similar problem. Decided just to go with new equipment, as the conversion was going to be painful and expensive, but I didn't get (or ask for) actual numbers.
yeah mark that's a very solid tree
I'll say! It's amazing how gnarly one can become in only 60 years!
I used a weed eater this morning for the first time in years. It took less than ten seconds for me to remember why I hate them so much. Sumbitch worked like a champ! Me, not so much.
