The #1 most important thing is liquidity. The legal rooms I've seen fail almost all borrowed from operating funds to cover an unexpected expense, thinking they'd be able to pay it right back and failed.
To know how much liquidity you need, you have to start with a business plan. That includes how much you expect to spend to get to day 1. It has to be realistic, based on what others have spent to open similar facilities. Until you have that done, answering other questions is just wasting time. Extremely unlikely you'll get that help on this forum.
