Maybe I missed a thread similar to this, but that's ok. I have been in my home for 10 years now, and there are some things I wasn't prepared for or aware of as a homeowner. I am not scared to admit them if it helps someone else, and please share any stories you have about things you didn't know when owning a home for the first time, whether they be small or large, costly or not.
I will start with not knowing about changing the furnace filter until the a/c stopped working and I had to spend $300 on a new blower motor. Also, I knew nothing of cleaning my gutters, until one became clogged, held water, froze, and had the weight pull it down. Replacing the gutters was another $1000. I'm sure I'll think of other things but those are the 2 that stand out the most at the moment.
ITT we talk about home ownership, and things that aren't always obvious but need to be done to save on maintenance and repairs.

My driveway may have been covered over like that before, but I don't remember when--and I've been here > 35 years. The water that goes over or under my driveway goes down my neighbor's hill to the lake behind his house. We got a ton of rain in a very short time this afternoon.
It could have been worse. A house was washed away about 50 miles from here. Closer to home trees have come down on houses and power lines. One person was killed when a powerline came down. I haven't heard all the details of that yet, but I suppose the details don't matter much to his family.
I spent 6 hours burning limbs two days ago. After 48 hours or so of 20-50 mph winds, I can't wait to get started again!
Looks to be close to what I am about to encounter with this cyclone that is about to hit Brisbane. I've done what I can to re-direct water around my house to make sure my house doesn't flood and I think I should be right as the last big event in 2022 the house didn't flood but I didn't have a great big channel dug next to me by the local authority but it is the wind I'm more worried about. Only category 2 and probably only category 1 when it crosses land and I think it is heading for me direct the eye but the worst of it is always south of the system.

Shower floor tile came in today. While up there, I grabbed the wall tile. Here's a picture, since MSchu asked. Not good light.
8 12x24" pieces in each case of the wall tile. Pretty heavy lugging them about.

Get Cowboy Cold to let Earl come stay with you a few weeks. He should be pretty cheap company--a little hay and a couple bottles of wheat beer.
I'll see what I can do - expected to hit in the early hours to the middle of tomorrow morning (about 15 to 20 hours from now). It is moving so slow. I just want to get it over with

Say the word and I'll lug my ass up to Colorado. I've actually laid river rock tile in a bathroom I was renovating it was a major PITA. Getting the tiles to match is like putting together a jigsaw puzzle. And then trying to get the grout right.... never again for me
Whatever you're paying someone else to do it is worth it.

Emailed guys if we should use a sanded grout for the floor, as the spaces between some stones are greater than .25". Was surprised when guy wrote back
Gaps between pebbles don’t matter as we take them off the mesh and place them one by one so that you don’t see a pattern.

The people who tiled our shower in 2020 had to take a MJ smoke break every couple of hours to stay relaxed enough to lay our tile and it was much larger than pebble size but no jigsaw puzzle skills necessary. It's a good thing that weed is legal in CO!
Among the things I made clear to the GC was that smoking is not allowed.
Probably mentioned this before, but when I bought the house (25 years ago on the 15th!), there was carpet in all the bathrooms. My neighbor, an original buyer, told me Richmond made it exorbitant to have anything other than carpet laid.
So, one of the first things I did was to have the carpet replaced in the bathrooms, along with making nice tile countertops to replace the formica. That person smoked out in the garage. It was noticeable. Not a fan.
I don't mind weed. I'd even say I'm a proponent, for people who want to do it. But not in my house.
If I knew anything about laying tile I'd drive the 40 minutes to your place to help but I hired my tilework out to the pros. I need to get out there anyway to see what kind of poker dealer you really are. lol

Mine either. They smoked in their vehicle which we thought was odd until we just happened to catch a whiff when they were about halfway through. They did a great job, but I was glad we weren't paying by the hour.

Might have to hurry. The owner is shutting down the poker league as of month-end. A couple that used to be regular players, and then started their own league, bought the equipment.
They were going to negotiate with the bar owner to see if they could come to a deal to continue the game. Haven't heard anything.
The answer is, decent to good for bar-poker, but probably wouldn't cut it at a casino.
